No detailed BOQ – a lump-sum contract without itemised materials, brands, and unit rates leaves you defenceless. Insist on a BOQ before signing.

Not visiting active sites – contractors who refuse site visits are hiding something. Look at housekeeping, safety, and whether the supervisor answers questions without calling the office.
