When does renovation make more sense?
Most Abu Dhabi villas that are 10–15 years old are structurally sound but look and work dated. Renovation is usually the smarter move when:
- the layout already suits how your family lives
- ageing AC, wiring or plumbing is pushing up bills and maintenance
- you want a faster result (weeks or months rather than a year or more)
- you want to keep the budget contained

When is an extension the right call?
No amount of new tiles fixes a genuine lack of space. An extension is worth it when:
- you need extra bedrooms, a home office, staff quarters or a larger majlis
- the family has outgrown the villa but you love the location, the schools and the neighbours
- you plan to stay long-term and want to add value
- you’re already investing in major upgrades and can combine them
Extensions are a bigger commitment: architectural and structural drawings, DMT approval, and in communities such as Al Reef or Saadiyat, a developer NOC and compliance with cluster design rules. Plot coverage limits also cap how much you can add; in Al Reef, ground coverage is typically capped at 50–60%.
When should you demolish and rebuild instead?
If a full gut renovation plus an extension approaches 70–85% of new-build cost, and you’d still be working around an awkward structure, rebuilding can give better long-term value. You get a modern layout, current insulation and Estidama standards, new MEP and a fresh 10-year structural liability period. How much does each option cost?
- Renovation: AED 850–1,400/m² for a cosmetic refresh, 1,400–2,500/m² for partial, and 3,000–5,000/m² for a full gut. A mid-range kitchen, bathroom and flooring package typically costs AED 80,000–200,000.
- Extension: priced like new construction, AED 4,200–6,000+/m² at mid-range. Tying the new structure into the existing villa (foundations, roof junctions, matching finishes and extending the MEP) adds to the rate. A single-room extension can cost less than a full luxury renovation; a first-floor addition can cost more.

Hold a 15–20% contingency for renovations and extensions of older villas. Opening up walls and ceilings often reveals corroded ductwork, outdated wiring or failed waterproofing.
What approvals do you need?
- Extension or rebuild: always needs engineered drawings and a DMT building permit through TAMM, plus a developer NOC in master-planned communities. Added electrical load may need approval from TAQA Distribution.
- Renovation: needs approval only if it changes the structure, layout, exterior or MEP. Community villas still need a contractor access permit.

Can you renovate and extend at the same time?
Yes, and many owners do. Doing both under one design and one contract means the new and existing parts of the villa are finished to match, the MEP is designed as one system, and you only live through the disruption once. It avoids the mismatched finishes and coordination problems that come from hiring separate contractors for each phase.

- Do you love the location? If yes, renovate or extend rather than move.
- Is the layout the problem, or just the finishes? Finishes point to renovation; layout points to an extension or rebuild.
- How long will you stay? For a long-term family home, investing in an extension or rebuild is easier to justify.
- What does the structure allow? A structural survey shows whether the villa can carry an extra floor.
- How much uncertainty can you live with? Older villas bring surprises. A new build gives the most predictable outcome.
