Al Reef is a Manazel Real Estate development ~30 minutes from downtown Abu Dhabi, near the airport. Two phases: Al Reef 1 – 2,376 villas in four themed clusters (Arabian, Desert, Mediterranean, Contemporary) plus apartments and a retail centre. Al Reef 2 (Al Samha) – newer 2- and 3-bedroom villas with a school and retail. Each cluster follows a strict architectural language – you cannot build a flat-roofed minimalist box in the Mediterranean cluster or add Arabian arches to a Contemporary villa.

The Regulatory Framework
Two authorities govern Al Reef construction:
Abu Dhabi DMT: Building permit, plot compliance (setbacks, height, coverage), stage inspections (foundation, frame, MEP rough-in, completion), and the building completion certificate.
Manazel Specialists: Architectural guidelines (exterior must match cluster theme), working hours (Sat-Thu 7AM-6PM, no Fridays), site access and logistics, waste management, and final clearance. You need a No-Objection Certificate (NOC) from Manazel before the DMT processes your permit. Skip the NOC and the DMT won’t issue a permit – starting without one means stop-work orders, fines, and potential demolition.

Plot Considerations
Orientation: West-facing gardens get punishing afternoon sun. Design must account for this through space orientation, shading, and landscape.
Soil: Al Reef soil ranges from sandy to sabkha (salt flat). Sabkha requires sulphate-resistant cement and increased concrete cover. A geotechnical investigation is mandatory.
Setbacks and coverage: Vary by cluster; ground coverage capped at 50-60%.
Existing services: Obtain clearance drawings from ADDC, telecom, and community management before excavation.
